年輕人為何要買新樓？ -周顯

我們當然知道，香港的房子是很多很多的，比家庭數目還要多出二十萬個。這其中有不少是價錢便宜的，例如說，元朗一間產權不清的村屋，售價可以低至30萬至40萬元，就是產權清楚的，售價也只是60萬至70萬元罷了。

在九龍半島的深水埗，也可以算是市中心，同旺角的距離不過是一個地鐵站，用上200萬元，可以買到很不錯的一個單位了。貴一點的，九龍東部，從土瓜灣到藍田，樓齡30年不到的房子，還有不少，如麗港城、匯景花園之類。在香港島，往東走，過了太古城，除了嘉亨灣之外，房價也是可以接受的。

事實上，直至現在為止，高價的物業仍然局限於豪宅和新樓。元朗的錦繡花園固然廉價，加州花園的呎價還遠遠未及1997時，簡直就是災難了。因此，年輕人喊著買不起房子，主要喊的是買不起新樓。官員的心理狀況不外乎是﹕你們為甚麼堅決要買昂貴的新樓呢？買舊樓不可以嗎？因此，他們對年輕人的買樓心理出現了抗拒和不滿，也是可以理解的。

但在責備年輕人不切實際之前，我們是不是應該先把事情調查清楚：年輕人為甚麼對新樓有所偏好呢？更深入的討論是：新樓和20至30年的陳年舊樓之間，是不是有著一些微妙的、其他人並不瞭解的分別呢？

首先，我們得承認兩個客觀的事實﹕

第一：新樓的確比舊樓舒適。由於建築水平在這些年間的快速提升，無論在設備上和在外觀上，都是新勝於舊。在此，又有了兩個分歧﹕一方面，有人認為年輕人要買上車盤，既然手上沒錢，那就將貨就價好了，為何好高騖遠，偏要質素較高的新樓呢？另方面，有人認為，時代是進步的，新一代的人當然要比上一代的人住得更好，莫非要他們回到徙置區、用公共厠所的時代嗎？

第二：新一代的年輕人的確比上一代更為疏懶和不切實際，這也是「八十後」怎樣辯護也洗不清的事實。但是，「六十後」和「七十後」生於嬰兒潮和經濟發展黃金期，若論勤力和努力，豈非也比不上「手空空，無一物」打拼出來的「四十後」和「五十後」麼？時代進步了，人也就免不了放鬆起來了，但是回心一想，我們要求時代進步，目的豈不是也是想得到這些？成吉思汗年代的蒙古生活艱苦，人人不奮發上進，就連活也活不了。但我們總不是想回到那個努力和勤力的年代吧？也正是因為香港有錢了、富裕了，年輕人才會對社會有著一些（很可能是）不切實際的要求，這當然不是好事，但也不全是壞事，至少可以證明我們是富裕了。

現在說回新舊樓之分。

這兩者之間，第一個、也最無可置疑的分別，就是新樓的首期一般有分期（不是折扣）優惠，這通常是以幾種方式去實行﹕一是以刷信用卡來付第一筆首期，通常是首期的5%。二是延期和分期付款，可以長達兩年。三是由發展商提供二按。以上三者，都是在資金安排方面，為買家提供了方便，大幅減輕了買家的資金壓力。反觀買二手樓，就沒有這個方便了。

記得在上世紀的八十年代，八成按揭是常態，九成也比比皆是，就算到了九十年代，辦按揭也比今日寬鬆得多。如果從「儲蓄買首期」的角度去看買樓，以前的人要付首期，儲蓄的時間比今日的「八十後」們可要少得太多了。今日四五十歲的人用昔日買樓的眼光去看「八十後」，是不公平的。

現在看新樓和舊樓的質素分別。

在以前，建築不是木結構，便是石，或者是磚頭，一般是一兩層，最高是三四層。這些房子，如果殘舊了，要維修不難，甚麼地方出了問題，把它換掉就可以了，頭壞換頭，手壞換手，心壞換心，腳壞換腳，換來換去，最後是整個人前前後後換掉了不知多少次，都沒有問題。此所以一些百年大屋，或者是數百年樓房，甚至是千年古塔，都可以繼續存在，一直留存至今。

但是，現代的房子都是高樓大廈，建築建構是以鋼筋在內，外澆以混凝土。混凝土出現了問題，固然可以換掉，但是鋼筋有事，卻不可能把整副架子都換掉。然而，鋼筋雖由混凝土包裹著，可是雨水在長期而言，一定可以滲進了鋼筋的表層，慢慢地，就會鏽蝕鋼筋。這當然不是一日之功，但是過了四五十年，問題就有可能浮現了。

是的，紐約的帝國大廈建成於1931年，至今有八十年的歷史，但當時它使用的是質素最佳的材料，所以很可能可以比起其他房子更能耐用，但是長期而言，終究還是免不了會生問題的。總之，現代化的高樓大廈估計能挺上七八十年，所以一般保守的估計是五十年折舊至零，因此政府也得放寬五十年以上的舊樓的強制收購條款。

現在假設有一位20歲的年輕人，想買一間房子。當他買了這個「上車盤」之後，以後如果環境許可，他當然會換樓，改善自己的居住環境，但如果未來的事業發展得不理想，這個單位便得伴隨他一生了。況且，樓宇一買一賣，得付出經紀佣金、釐印費、律師費等等額外支出，是以頻繁換樓便得付出很多的交易費用，這並不化算。因此，一個「八十後」並不能如高官們的心中所想，先買一個「上車盤」再說，而是必須考慮一個很可能發生的情況﹕一旦「上車」，很可能終生都在此「車」之上，再沒有「換車」的機會了。

如果這位年輕人買了一間20年的房子，也很不幸，他在今後的日子都沒有升遷加薪的機會（以今日的職場大勢，這是很有可能發生的事情），所以他終其一生，都沒有換樓的機會，抱著這單位過上一生了。那麼，這將會發生怎樣的情況呢？

現在香港的平均壽命是80歲左右，估計在這位年輕人踏進老年時，平均壽命可能貼近90歲。當他60歲時，房子是50年，這時他已失去了大部份的工作能力，開始要「咬樓過活」時，房子卻剛踏進了危險期。當他70歲時，房子是60年，他80歲時，房子是70年，那時他還有10年的預期壽命，而房子很可能已變成危樓，非搬不可了。

以上分析，所得出的結論就是，如果你是三十歲的年輕人，則必須要買新樓，否則你的老年可能會面臨危險。但如果你是五六十歲的高官，則可不必理會這問題了，因為你的預期壽命只有二十至三十年，就算是買三十年的舊樓，安全系數也很高。此所以高官永遠認為「為何不買廉價的舊樓呢？」年輕人則永遠希望買新樓。這落差正是來自無知和不肯去理解別人的想法。

不懂拉關係別說要上位 - 周顯

那天同一伙朋友吃晚飯，席中包括了電影大亨向華勝。有人問現時香港有沒有新冒起的大明星，向先生笑而不答。我搶着說﹕「這幾年崛起的只有黃曉明和范冰冰。」

那人說﹕「黃曉明和范冰冰都不是香港人。」

我回答﹕「對呀，但這幾年香港都沒有明星，這幾年在香港新崛起而最多人識的就是這兩個了。」

我認識的少女真不少，當中很多喜歡做歌星或明星，樣子不差，唱歌也不算沒天份。但是早上不起床，約人遲到，練歌不去練，跳一隻舞跳一個月也不懂，因為只在學舞那一天才去跳，不會回家練習，這種「專業」水平，正是有口皆「悲」，怎會有成功的可能？

在中國、在韓國、在日本，藝能界的少女要想出頭，除了有時犧牲色相之外，還得每天地獄式訓練，天天十數小時，才能有機會出頭。以香港的訓練水準，怎可同他們相比？這樣比下去，香港又怎能再出明星來？

其實，香港除了不出明星之外，連「關係」這一門高深的學問，也漸漸失傳了。

「食客三千」締造人脈優勢

在香港，數到關係最好的人，得數以前的包玉剛，現在的李嘉誠。這些人有一個共同點，就是花上大量時間去應酬一些成就遠不如他們的人，而且肯花錢，古人說的「食客三千」，就是這種人了。如果要同政要建立關係，首要是從他們剛冒起時便去開始，像包玉剛同尼克遜建交，是在後者當副總統時，如果等到他當了總統才去交朋友，鬼睬你咩。

差一級的是董建華，主要是承繼自他老父的關係。楊受成是這方面的天才，但可惜卻只限於香港和中國，他花了大量的時間去應酬政界和娛樂界的人，從明星到從業員，無一漏網，耗費了他大量的金錢和時間，但他仍樂此不疲，想來這種「工作」雖不能賺錢，卻能增強「軟實力」。

朋友問我﹕「那麼李澤楷呢？聽說他的國際關係也不錯。」

我回答﹕「小李雖然很拉關係，可是拉的都是有頭有臉的人，因他為人高傲，普通人要埋他的身，並不容易。他不會提攜一個人，也不會相識一個在微時的人，因此他的關係網絡永會比得上他的父親。」

這令我想起向華勝的一個小故事。有一次，一些在內地的高官請他吃飯，送禮給他，十分客氣，而這些高官應該是別人請他們吃飯、送他們的禮才對，為何竟會反了過來呢？後來我才知道，原來這些高官還是小人物時，向先生對他們極為客氣，常常請他們吃飯，關係就是這時建立起來的。

以上故事，指出今日的香港人已不懂得做明星，也不懂得拉關係，香港之沒落，豈無因哉！

Once upon a time there was a young prince who believed in all things but three. He did not believe in princesses, he did not believe in islands, and he did not believe in God. His father, the king, told him that such things did not exist. As there were no princesses or islands in his father's domains, and no sign of God, the prince believed his father.

But then, one day, the prince ran away from his palace and came to the next land. There, to his astonishment, from every coast he saw islands, and on these islands, strange and troubling creatures whom he dared not name. As he was searching for a boat, a man in full evening dress approached him along the shore.

"Are those real islands?" asked the young prince.
"Of course they are real islands," said the man in evening dress.
"And those strange and troubling creatures?"
"They are all genuine and authentic princesses."
"Then God must also exist!" cried the young prince.
"I am God," replied the man in evening dress, with a bow.

The young prince returned home as quickly as he could.

"So, you are back," said his father, the king.
"I have seen islands, I have seen princesses, I have seen God," said the prince reproachfully.
The king was unmoved.
"Neither real islands, real princesses nor a real God exist."
"I saw them!"
"Tell me how God was dressed."
"God was in full evening dress."
"Were the sleves of his coat rolled back?"
The prince remembered that they had been. The king smiled.
"That is the uniform of a magician. You have been deceived."

At this, the prince returned to the next land and went to the same shore, where once again he came upon the man in full evening dress.

"My father, the king, has told me who you are," said the prince indignantly. "You deceived me last time, but not again. Now I know that those are not real islands and real princesses, because you are a magician."
The man on the shore smiled.
"It is you who are deceived, my boy. In your father's kingdom, there are many islands and many princesses. But you are under your father's spell, so you cannot see them."

The prince pensively returned home. When he saw his father, he looked him in the eye.
"Father, is it true that you are not a real king, but only a magician?"
The king smiled and rolled back his sleeves.
"Yes, my son, I'm only a magician."
"Then the man on the other shore was God."
"The man on the other shore was another magician."
"I must know the truth, the truth beyond magic."
"There is no truth beyond magic," said the king.
The prince was full of sadness. He said "I will kill myself."
The king by magic caused Death to appear. Death stood in the door and beckoned to the prince. The prince shuddered. He remembered the beautiful but unreal islands and the unreal but beautiful princesses.
"Very well," he said, "I can bear it".
"You see, my son," said the king, "you, too, now begin to be a magician."

唐朝時有一個叫趙嘏的人，他的詩寫的很好。曾因為一句“長笛一聲人倚樓”得到一個“趙倚樓”的稱號。那個時候還有一個叫常建的人，他的詩寫的也很好，但是他總認為自己沒有趙嘏寫的好。
有一次，常建聽說趙嘏要到蘇州遊玩，他十分的高興。心想，“這是一個向他學習的好機會，千萬不能錯過。用什麼辦法才能讓他留下詩句呢？”他想，“趙嘏既然到蘇州，肯定會去靈岩寺的，如果我先在寺廟裏留下半首詩，他看到以後會補全的。”於是他就在牆上題下了半首詩。

趙嘏後來真的來到了靈岩寺，在他看見牆上的那半首詩後，便提筆在後面補上了兩句。常建的目的也就達到了。他用自己不是很好的詩，換來了趙嘏的精彩的詩。
